The Landlord and Tenant Act (LTA) sets out the standards that your retirement residence must adhere to. It establishes what constitutes fair treatment and the rights to which you are entitled. These rights include rent increase limits which typically correspond to the province’s given economic condition.
Retirement rentals also fall under the jurisdiction of the Retirement Homes Regulatory Authority (RHRA), which inspects, regulates, and licenses senior residences in Ontario. The RHRA also deals with complaints you may have and always works to make sure that you live in a safe, clean, and reasonable environment. Similarly, the Ontario Retirement Community Association (ORCA) also acts on behalf of residents. This voluntary organization teaches member homes how to provide the most innovative and comprehensive services. Members also must follow guidelines that are, in some respects, more stringent than those the province has established. As such, industry experts recommend that before you choose a given retirement home, you should identify whether it is a member of ORCA.
